A back-up generator for the entire home ensures you stay cozy warm during winter storms and a 240 volt electric car charger keeps your automobile ready to roll.
An espresso machine satisfies your coffee addiction while the built-in Sonos system lets the tunes flow. A game room with an air hockey table, gas fireplace, microwave / sink / mini-fridge, board games and television is ideal for the kids! Steam showers, sinks operated with foot pedals, an Advantium high-speed 220 volt multi-source oven and two dishwashers are just a few of the additional items which distinguish Mountain Bear Lodge. Lastly, the exterior area was crafted with entertainment in mind, making it the ideal space for roasting s'mores around a gas fire pit, challenging a friend to game of horseshoes, or reminiscing about the days' adventures as you soak in the hot tub. Located on an access spur of the Home Run trail at Northstar, at the end of the day, you can ski directly to the house. (Weather and snow conditions permitting, access is not guaranteed.) Mountain Bear Lodge is definitely one fabulous home you do not want to ski past.

The NPOA Recreation Center provides guests with access to three pools (lap pool open year round), two hot tubs, dry saunas, fitness facility, tennis courts, summer camps and clinics, basketball, nature trail, kids playground, massages, swim lessons and summer activities for a daily guest fee. Free shuttles operate between Northstar homes and the Village center. At Northstar California resort, winter offers downhill skiing and snowboarding plus a cross-country and snowshoe center. Summer offers a lift-accessed mountain bike park and golf. The Village at Northstar offers dining, entertainment, spa services, and shopping options with numerous restaurants and shops, a movie theater, ice skating/roller skating rink, and more.
Please note that during the Spring and Fall seasons, when Northstar's winter and summer mountain operations are closed, the Village restaurants and retail outlets run on a modified schedule. Expect limited dining and shopping options during these periods - typically between the end of ski season through late June and after Labor Day through mid-November.

Payment Terms
- Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
- Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and TOT are due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. Please inquire and/or review the Vacation Rental Agreement for additional information.
- Cancellation Policy: For stays that are 29 nights or less, a cancellation must be received in writing 60 days prior to the arrival date. For stays that are 30 nights are longer, a cancellation must be received in writing 90 days prior to the arrival date. A 10% cancellation fee is applied. Travel insurance is offered for purchase to alleviate any potential hardship. Please inquire and/or review the Vacation Rental Agreement for additional information.
- Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.
Travel Insurance
Travel insurance is offered in your Vacation Rental Agreement for purchase through Generali Global. We strongly recommend that you purchase travel insurance at the time your contract is executed. Travel insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation, such as road closures, illness, etc. To view a Description of Coverage, enter your "Application Date" (date of purchase or today's date) and your state of residence here. You do not need to enter a policy number. Here you will find the complete details of what Travel Insurance will cover. Special approval by Generali Global is required for reservations priced at or above $100,000.
Pet Policy
Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required and a pet fee will apply. Please call our office to inquire about your pet, as homes may have varying policies.
County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.
- Maximum Occupancy: No gatherings, events, weddings or other group functions with more people than the number of persons stated on your signed agreement are allowed at the property.
- Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
- Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
- Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
- Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. Tune in to 1630AM on the radio; follow North Tahoe Fire Protection District on Facebook or Twitter; or, look for signs in front of all district fire stations. Red Flag Warning days will also be noted on the National Weather Service weather reports. If you ever have questions regarding Red Flag Warnings, please call our office.
Be Bear Aware
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.
Receiving Mail and Packages
The U.S. Postal Service does not deliver to most homes/street addresses in this area, and packages will be returned to sender. If you require a postal delivery during your stay, we recommend FedEx or UPS. If you would like to receive deliveries prior to your arrival, please call our office and arrange to have deliveries made to our office address. Please never have food delivered to the homes, unless someone is in residence to receive the package. Food left outside will attract wildlife and bear activity, which can result in significant damage.
Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Office Holiday Hours
The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.
