Renters will be issued parking placards which they and their guests must display on the driver’s side dashboard of their vehicles; renters and their guests may park only in designated parking areas; failure to park in designated parking areas and/or display the parking placards may result in a citation and fine of $500. Quiet hours are designated between 9:00 pm and 8:00 am and will be strictly enforced. The guest house is only available for stays that meet a minimum of 31 nights.
The grandest view this world affords was just discovered along the southeast shore of Lake Tahoe at our Sierra Sunset lakefront vacation rental home! With a 16,703 square foot main house, a private dock, and over 375' of shoreline, this 24-acre estate isn’t your typical vacation destination, it is your personal oasis. Tucked behind a gated entry, only 10 minutes away from South Lake Tahoe, this spectacular lakefront vacation rental home includes eight bedrooms, a theater room, exercise room, wine room, gourmet kitchen with butler’s pantry, a formal dining room, two living rooms, an expansive backyard patio, plus a game room with a spectacular bar, pool table and fireplace. Sierra Sunset Estate is an incredibly expansive property, yet comfortably serene, with the lapping waves of Lake Tahoe, the rustling Aspen trees, and the wildlife that can be spotted throughout the year.
Enter Sierra Sunset Estate via the tree ensconced private road behind a gated frame with Aspen groves on either side. As you approach the front courtyard an impressive stone, arch entryway greets you. The main entry rotunda has elegant artwork and marble statues, with a grand spiral staircase leading to the second floor. Front and center is a comfortable sitting area, with a cream sofa, matching armchair and outfitted bookshelves. A table by the window provides a panoramic views of stunning Lake Tahoe. To the left, the formal dining room seats 10 comfortably with beautiful blue views, rich woods and a glass armoire with ceramic vases and servingware. A pass through pantry offers various coffee makers, sink, ice machine and cabinets for storage. Across the hall is both a wine cellar with a conversational table and four tall embroidered chairs, and an exercise room with a television, full bathroom and cozy sauna. The kitchen has not one, but two, large islands each with a sink, a six-burner stove and grill, double oven and a hot water sink directly above the burners for stock pots. Lovely redwood cabinets and dark granite countertops perfectly accentuate the sunny room. Additionally, a large LG microwave, 24" television, and two wine refrigerators are complimented by an oversized pantry with an industrial sized fridge and a wealth cabinet space. The breakfast table offers seating for six at the dining table, a gas fireplace and, of course, views of the dock and lake. Stroll down to the end of the hallway, which spans the length of the house, to a massive billiards room furnished for entertainment with a professional sized bar with seating, a deep sink, 54" television, poker set, game table with backgammon table, pool table and foosball table. Double doors lead to an open, tiered floor theater room which seats 17 with full reclining chairs with cup holders.
Outside, relax in the hot tub or by the fire pit while grilling on the barbecue and enjoying dinner at the patio seating area. Closer to the stunning, white sand beach are two more tables with an umbrella and four chairs each. Stroll on the dock which leads out 40 yards to your buoy and boasts over 378' of beautiful sandy beach. Or, take out the two paddleboards and three kayaks to explore the beautiful, clear blue waters. The grandest view this world affords.
Lastly, Sierra Sunset Estate enjoys the most ideal location a lakefront home on Lake Tahoe can boast. Less than 10 minutes to Stateline, Nevada, the opportunities for entertainment are endless. If gaming brings you joy, pop into Harrah's Lake Tahoe, Bally's or Golden Nugget Hotel & Casino for an array of gambling options. These establishments also offer a variety of venues for concerts, shows, spa delights and shopping. World-class skiing is just up the hill, literally, with Heavenly Ski Resort the proud mountain of 4,800 skiable acres; the terrain varies with 97 trails ranging from wide open cruisers to plunging 1,600' chutes. Payment Terms
- Minimum Night Requirements vary by property, season and arrival date. Online booking is available when your length of stay meets the minimum night requirements. If you would like a shorter stay than required online, please call or email our office, and we will be happy to accommodate your request whenever possible.
- Payment Terms: Upon confirmation of the Vacation Rental Agreement, 25% of the base rent (and pet fee, if applicable), as well the full amount of travel insurance (if selected), is due. The balance of the base rent, cleaning fee, and TOT are due 60 days prior to arrival. If the Agreement is entered into less than 60 days prior to arrival, the total amount is due in full with the signed Agreement. Please inquire and/or review the Vacation Rental Agreement for additional information.
- Cancellation Policy: For stays that are 29 nights or less, a cancellation must be received in writing 60 days prior to the arrival date. For stays that are 30 nights are longer, a cancellation must be received in writing 90 days prior to the arrival date. A 10% cancellation fee is applied. Travel insurance is offered for purchase to alleviate any potential hardship. Please inquire and/or review the Vacation Rental Agreement for additional information.
- Travel Insurance is offered through CSA/Generali Global Assistance. Insurance covers the cost of a cancellation or trip interruption due to unforeseen conditions such as illness or road closures. Coverage may be provided in certain circumstances for baggage delay, theft, medical & dental expenses, or emergency assistance. Please inquire for greater details and/or limitations.

Travel Insurance
Travel insurance is offered in your Vacation Rental Agreement for purchase through Generali Global. We strongly recommend that you purchase travel insurance at the time your contract is executed. Travel insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation, such as road closures, illness, etc. To view a Description of Coverage, enter your "Application Date" (date of purchase or today's date) and your state of residence here. You do not need to enter a policy number. Here you will find the complete details of what Travel Insurance will cover. Special approval by Generali Global is required for reservations priced at or above $100,000.
Pet Policy
Pets are allowed only at properties that indicate Pets Considered in the amenities tab. If you are planning to bring your pet, please conduct your search specifically for a home that is pet-friendly. Prior written approval is required and a pet fee will apply. Please call our office to inquire about your pet, as homes may have varying policies.
County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.
- Maximum Occupancy: No gatherings, events, weddings or other group functions with more people than the number of persons stated on your signed agreement are allowed at the property.
- Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
- Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
- Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
- Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. Tune in to 1630AM on the radio; follow North Tahoe Fire Protection District on Facebook or Twitter; or, look for signs in front of all district fire stations. Red Flag Warning days will also be noted on the National Weather Service weather reports. If you ever have questions regarding Red Flag Warnings, please call our office.
Be Bear Aware
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Receiving Mail and Packages
The U.S. Postal Service does not deliver to most homes/street addresses in this area, and packages will be returned to sender. If you require a postal delivery during your stay, we recommend FedEx or UPS. If you would like to receive deliveries prior to your arrival, please call our office and arrange to have deliveries made to our office address. Please never have food delivered to the homes, unless someone is in residence to receive the package. Food left outside will attract wildlife and bear activity, which can result in significant damage.
Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. You may find valuable winter driving tips from the CHP here.
Office Holiday Hours
The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.
